By now, you’ve likely heard that Toyota Stadium, home to Major League Soccer’s FC Dallas, is set to undergo a major transformation as part of an ambitious redevelopment plan that aims to elevate the fan experience.
Now, last week FC Dallas announced a new partnership with Dallas-based commercial real estate firm Cawley Partners to develop a multi-phase office district on the west side of the stadium. Designed by renowned architecture firm Gensler, the project will introduce more than one million square feet of premium Class A office space, reinforcing Frisco’s position as a top destination for businesses and professionals.
Major Upgrades
It was last September 17, 2024, when the Frisco City Council approved a $182 million public-private partnership with FC Dallas to modernize Toyota Stadium. These renovations, beginning soon, will include a striking new roof structure providing shade for most of the seating bowl, expanded seating capacity, and enhanced access throughout the venue.

The stadium will also feature three new club spaces, upgraded entry points on the north, east, and west sides, and cutting-edge audio/visual technology to create an immersive experience for fans.
“When Toyota Stadium opened in 2005, it was a state-of-the-art facility that was ahead of its time,” said FC Dallas Chairman & CEO Clark Hunt during a September 2024 media event. Now, the renovations aim to modernize the stadium and elevate the fan experience, once again establishing Toyota Stadium as one of the premier facilities in Major League Soccer.

In addition to stadium upgrades, last week FC Dallas announced a new partnered with Dallas-based commercial real estate firm Cawley Partners to develop a multi-phase office district on the west side of Toyota Stadium. “The enhancements to Toyota Stadium, combined with this ambitious new development, mark a game-changing moment for Frisco,” said FC Dallas President Dan Hunt. “This project will not only create a vibrant destination but also generate significant economic impact, attracting businesses, visitors, and talent to our growing city.”
The broader district redevelopment will also include an upper upscale hotel, a multi-family residential community, and a curated mix of retail and dining options, making it a highly walkable and engaging environment. The first phase of the office development is expected to be completed by 2028.

Throughout the redevelopment, FC Dallas will continue hosting MLS matches at Toyota Stadium, ensuring that fans can enjoy the excitement of live soccer while construction progresses.
