Having to move and picking a neighborhood can be a daunting task.  You always think you definitely have to have some feature (a school, proximity to work, convenient grocery store, certain number of trees in yard, etc.), but 9 times out of 10 you end up selecting a different neighborhood because you find something so much better.  If you end up choosing a home in the Westfalls Village in Frisco (a City of Frisco Five Star Neighborhood), you will have chosen well.  The houses are new and Main Street has always been the core of Frisco activities and now, with the Square’s delicious meal options like Pizzeria Testa, Jake’s Uptown, and Three Squares, plus entertainment at the Main Event, FC Dallas Stadium, and the Cinemark Theater, there are plenty of reasons to settle down on Main Street.

Location:

Centrally located between Main Street and Teel Parkway, Westfalls Village has easy access to anywhere in the metroplex via both the North Dallas Tollway, which leads to Dallas and Plano, and Highway 423, which leads to The Colony and Little Elm.  Westfalls Village is just south of Kroger’s, Starbucks, Subway, Dunkin’ Donuts, and the new Braum’s.  This is a single-family community that prides itself on its West Frisco location that’s close to all of the exciting, new parts of Frisco.

Homes:

Some homes were built before 2000 with most of them completed in the early-mid 2000’s. The average size of a home in the Westfalls Village subdivision is 3413 sq. ft., with the smallest at 2217 sq. ft. and the largest at 4614 sq. ft.  Homes in the Westfalls Village subdivision sold, on average, in 49 days in 2012. The quickest sale took 3 days and the longest sale 218 days. With homes ranging from $175,000+ to $470,000+, the average price per square foot for a home in the Westfalls Village subdivision is $89.96.

Amenities:

Westfalls Village is a fairly new subdivision, thought it’s had time to mature, and it’s a master planned community that features a grand entrance with a pond, waterfalls and fountains. It also features a swimming pool, cabana, greenbelt and playgrounds.  The neighborhood is also close to two Frisco parks: JR Newman Park and Old Orchard Park.

Quirks:

On Main Street just West of the Tollway, you will conveniently find a newer IHOP and Main Event (a fun, family-friendly entertainment center with bowling, video games, and laser tag), but the real upgrade in the area is the brand new shopping center that is home to Freebirds, Pei Wei, Mooyah, and Pie Five.  All delicious, family-friendly, and easy to access from Westfalls Village.  While the Downtown and Frisco Square area has a lot of history, it is a newer area, and at Christmas time it’s gorgeous… a must-see addition for Christmas light tours, and a quick five-minute drive away from your front door.  For families looking for outside adventures or inside relaxation, the central location of Westfalls Village might be the perfect final destination.

West Falls Village is easily identified by the large pod and fountain at the front of the neighborhood.
