When I first moved to Frisco in 2004, I lived in Waterford Falls and loved the neighborhood.
While Frisco is still building and growing, Waterford Falls has had a few years for trees to mature, so it has a more established feel than many newer neighborhoods which haven’t caught up.
Location
Waterford Falls is about two miles west of the Dallas North Tollway and less than a mile to Hwy 423 further to the west.

Restaurants & Shopping
You’ll find just about everything you need at Main & Teel which is within about a mile of the neighborhood entrance.
There are several restaurants in the area including a popular Starbucks as well as dry cleaners, a Kroger grocery store and the usual services you would expect to find. There is also a nearby Legacy ER at Legacy & Teel or Metro Urgent Care at Main & Teel.
Homes
The 266 homes in Waterford Falls were built between 2000 and 2004 and range in price from about $200,000 – $300,000, and just under 2200 to 3000 sq ft.
Looking west at 423, you’ll find more services and a local watering hole the Varsity Sports Club when (great place to catch a game).
Amenities
At the south end of Beartooth Drive, there is a small playground smack in the middle of the neighborhood.
Across from ,and just west of, the entrance is the Lake Country Animal Hospital. Dr. Anderson gets some pretty rave reviews, so if you’re a household with pets, you would be hard pressed to do better.
Waterford Falls also shares a common area containing two pools, fenced playground, and J.R. Newman Park near the elementary school.

The elementary and middle schools are within walking distance making this a great place to live! If you have kids, you can walk them to school from any corner of the neighborhood.
